We provide comprehensive support for sellers, buyers, real estate agents, appraisers, and lenders. We Facilitate the Following Requests:

Seller Duty to Disclose
The Association is not a party to the transaction between buyer and seller and has no duty to make disclosures to the buyer. The legal duty to disclose information falls to the seller (Ostayan v. Nordhoff; Kovich v. Paseo Del Mar). Voit Management is contracted by the Association to provide requested documents and complete questionnaires on the seller’s behalf, upon request and payment for the service. For us to provide information to real estate agents, the seller must sign a Seller’s Authorization to Disclose Form.
Note: Escrow does not require authorization.
Processing Timelines
Standard Processing
In accordance with Civil Code §4530, the association must provide a copy of the requested documents within ten (10) days of receiving the written request. While this is the legal requirement, our escrow services team makes every effort to complete your demand within five (5) business days.
Requirements for Processing
Processing will not be started until a demand or upfront fee is received, and ALL requirements are met. Please note that the upfront processing fee serves as a cancellation fee.

To ensure a smooth process, please be aware of the following:
- Processing will not begin until the demand request and all required upfront fees are received.
- The upfront processing fee also serves as the cancellation fee.
- For properties in both a master and sub-association, all fees (including upfront and rush fees) are required for each association.
Rush Options
Expedited processing is available for an additional fee, as outlined in our fee schedule below.
- Next-Day Rush: Guarantees processing by the next business day.
- Three-Day Rush: Guarantees processing within three business days.
- Weekends and holidays are not included in processing time.

Payment and Insurance Information
How to Submit Payments
Faxed or emailed requests cannot be processed without the required Total Upfront Fees. Please mail or deliver your payment and request form to our escrow services office:

Acceptable Payment Methods
Escrow checks, money orders, or cashier’s checks are the only acceptable payment methods. No personal checks or cash will be accepted. Make checks payable to Voit Management.
Insurance
Voit Management does not provide copies of insurance policies or binders. This information must be obtained directly from the Association’s Insurance Agent. The agent’s contact details are provided on the Demand.
Document Delivery
Our escrow services department will contact you via email or fax when your Demand and Governing Document Package is ready. You have three options for receiving your documents:

Provide a FedEx account number for priority delivery

Pick up your package at our office during regular hours (9:00 am–1:00 pm and 2:00 pm–5:00 pm).

Your package will be sent via USPS regular mail.
